Terms of Service

1. Acceptance

By using ScreenTenants.ca ("the Service"), you agree to these Terms of Service. If you do not agree, do not use the Service. "You" refers to both landlords who order verification reports and tenants who complete them.

2. The Service

ScreenTenants.ca provides income verification reports for Ontario residential rental applications. We connect tenant bank accounts or payroll providers to produce a report showing verified income information. The Service is currently in early access. We personally process each verification request.

3. Landlord Terms

• You may only use income verification reports for the purpose of evaluating a specific rental application from a specific tenant who has consented to the verification.
• You must not use reports to discriminate on grounds prohibited by the Ontario Human Rights Code, including source of income, race, sex, age, disability, or family status.
• Reports are confidential. You must not share a tenant's report with third parties not involved in the tenancy decision.
• You are responsible for complying with all applicable laws in your tenancy selection process. Our reports are a tool, not a replacement for lawful judgment.
• You must not initiate a verification without first obtaining verbal or written acknowledgment from the tenant that they will receive a verification link.

4. Tenant Terms

• Participation is entirely voluntary. You will not be penalized under Ontario tenancy law for declining to complete a verification.
• By completing a verification, you authorize us to access the financial or payroll data necessary to generate the report, as described in our Privacy Policy.
• You confirm that all information and documents you provide are accurate and genuine. Submitting falsified documents is a breach of these terms and may have legal consequences.
• The completed report will be shared with the landlord who initiated the request.

5. Pricing and Payment

Current pricing is $22 CAD per single verification and $99 CAD for a 5-pack. All prices are in Canadian dollars and include applicable taxes where required.

Payment is due before report delivery. During early access, we will contact you with payment instructions after you submit your verification request.

Prices may change. Changes will not apply retroactively to paid orders.

6. Refund Policy

To request a refund, email info@screentenants.ca with your order details.

7. Report Accuracy and Limitations

Our reports reflect data obtained from connected financial institutions and payroll providers at the time of the verification. We present this data accurately and do not alter it.

Income verification is not a guarantee of future income or ability to pay rent. Landlords should use reports as one input in a lawful screening process, not as the sole basis for tenancy decisions.

We are not responsible for decisions made by landlords based on our reports, nor for any downstream consequences of those decisions.

8. Prohibited Uses

You must not use the Service to:

• Discriminate against tenants on grounds prohibited by the OHRC
• Collect tenant financial data for any purpose other than evaluating a specific rental application
• Share tenant reports with parties not involved in the tenancy decision
• Circumvent or attempt to circumvent our verification process
• Submit false information or fraudulent documents

9. Limitation of Liability

To the maximum extent permitted by Ontario law, ScreenTenants.ca's total liability to any user for any claim arising from use of the Service is limited to the amount paid for the specific verification order at issue. We are not liable for indirect, incidental, or consequential damages.

10. Governing Law

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes will be resolved in Ontario courts.

11. Changes

We may update these Terms. Material changes will be communicated by email to registered users at least 14 days before they take effect. Continued use of the Service after changes take effect constitutes acceptance.
