What is the Ontario rent increase guideline for 2026?
The 2026 guideline is 2.1%. For most rent-controlled units, that is the maximum increase in a 12-month period without applying to the LTB for an above-guideline increase.
How do I know if my unit is rent-controlled?
Units first occupied for residential purposes after November 15, 2018 are exempt from the guideline. Units occupied before that date are rent-controlled and capped at the guideline.
Can I raise the rent more than once a year?
No. Rent can only be increased once every 12 months for the same tenant, and only with 90 days written notice on Form N1.
Do I owe interest on the last month's rent deposit?
Yes. Interest accrues annually at the guideline rate (2.1% for 2026) and is either paid to the tenant or applied to top up the deposit after a rent increase.
